Exclusive Buyer Agent (EBA), Buyer's Broker... Relatively new terms in the Real Estate World

As an Exclusive Buyer Agent, we represent the buyer's interests, not the interests of the seller. This means we look out for what's best for you and will actively help find the best house that meets your criteria and negotiate the best price. There's no cost to you, since we are paid from the proceeds of the sale.

You're probably familiar with the role of the traditional real estate broker: the one who lists the property for the seller and is contractually obligated to the seller. The traditional listing agent will want, naturally, to obtain the best price for his or her client. As your Exclusive Buyer Agent, we'll work the "other" side of the table, which could mean a better negotiated price for you. And, as your EBA, we will show you not only our own listings and those listed by other real estate professionals, we will include For Sale By Owner properties.

Using a Realtor® to buy a new or pre-construction home

  • We know local builders and their reputations for delivering a well-built home, backed by follow-up service and financial stability. We also know where the newest communities are being built, and the amenities that will be offered.
  • Since we maintain relationships with the best builders in the Indianapolis area, we can use that leverage in negotiating the best deal for you.
  • If you are moving to the Indianapolis area from out of state and can't be present, we can act as your "eyes and ears" in following the home through its building process.
  • We will represent your interests throughout the selection, designing, building, walk-through and closing process.

** To become a Realtor®, we take a 54-hour state-approved course. We then must successfully pass the real estate exam within one year of finishing our courses. The Indiana Real Estate Commission requires, in addition, that we take 16 hours of continuing education courses during the two-year licensing period. Six of these hours are core courses in Indiana licensure and escrow law, environmental concerns, ethics and fair housing, while the remaining hours are in specialty areas.
